Community Association Management Services:

Depending on the size and the requirements of a Community we provide the following CAM-services:

 Administrative Services: 

- Maintaining the HOA’s records
- Organizing and participating in meetings of the CA, the board, and committees
- Managing the HOA’s employees and contractors
- Providing guidance and advice to the board and to the CA on policy issues


 Asset Protection:

- Preparation, supporting and maintaining insurance coverage and records
- Supporting the CA in regard to risk Management
- Security


 Accounting & Fiscal services:

- Preparation of the annual budget 
- Prepararation of all necessary accounting and bookkeeping

- Development of effective assessment collection and accounts payable procedures
- Maintenance of the CA's fiscal records in accordance with Policies and precedures
- Preparation of regularly scheduled financial statements and reports 


 General support:

- Preparation of a periodic newsletter
- Website setup, support and maintenance
- Supervision of insurance claims
- Dealing with prospective buyers and renters / lessees
- Dispute resolution
- Rules enforcement


 Day - to - Day business

- Opening the Pool area

- Presence at customer service office 

• Property Maintenance:

This can involve responsibilities for the units and the common elements or areas

- Inspecting the property
- Arranging for maintenance, repairs, and replacement
- Responding to emergencies
- Bidding and contracting for external services
- Preparation for Disaster (Hurricane)
- Disaster Management


 Optional Extra Services:

- Housekeeping / Cleaning Services for Rental Houses
- Check-in and Check-out service (short and long-term-rentals)
- Lease services for long-term-rentals
- Realty services

 
The scope of Community Services has be discussed and negotiated and will then be specified in the Management Contract.
